Beverly Park mansion sells at auction for $51 million, an all-time record

A glass-half-full, glass-half-empty sale recently closed in Beverly Park, where an Italian-inspired mansion called Villa Firenze sold at auction for $51 million. The deal makes it the priciest home to ever be auctioned off, but the final number is more than $100 million shy of its original price tag of $165 million.

The official sale price in the public record is $51 million, but an additional deal with furnishings from the home brought the tag up to around $60 million, according to a source familiar with the deal.

Spanning 10 acres and centering on a 28,600-square-foot mansion, the estate had been floating on and off the market since 2017. It surfaced for sale at $160 million last summer before eventually hitting the auction block with no reserve earlier this year.

Concierge Auctions, an online marketplace that specializes in luxury real estate, handled the sale. The company broke its own record; in 2018, it auctioned off a Florida mansion modeled after France’s Palace of Versailles for a then-record $42.5 million.

It’s also Southern California’s most expensive on-market real estate deal so far this year, beating out a Mediterranean-style spot in Beverly Hills that sold for $35.2 million in February, according to the Multiple Listing Service.

The seller was Hungarian billionaire Steven Udvar-Hazy, the executive chairman of Air Lease Corp. who made his fortune in the airplane leasing industry. Forbes puts his net worth at $4.3 billion.

He bought the property in 1993, and the impressive estate was finished five years later by architect William Hablinski. It combines three lots in North Beverly Park, a gated community with $3,000 monthly HOA dues known for its large properties and high-profile residents, including Eddie Murphy, Denzel Washington and Sylvester Stallone — who’s currently trying to sell his place in the neighborhood for $110 million.

Private gates open to a lush courtyard under 40-foot palm trees with parking for 30 cars. Inside, formal living spaces combine arched doorways, dramatic columns, tall ceilings, custom fireplaces and floors of marble, brick and stone. Between the main house and two-story guesthouse, there are 13 bedrooms and 21 bathrooms.

Trails meander through the manicured grounds, stopping by a four-acre backyard, resort-style swimming pool, spa, pool house and tennis court.

Beverly Park, divided into North Beverly Park and South Beverly Park, is a gated community in Los Angeles, California[1][2] primarily known for its large houses and famous residents.[3] It is between Mulholland Drive and Sunset Boulevard and Coldwater Canyon Drive and Beverly Glen Boulevard, east of the Beverly Glen neighborhood.[4]

The communities have a Beverly Hills Post Office address (90210 ZIP Code), but are located in the city of Los Angeles. North Beverly Park, with a main entrance at 13100 Mulholland Drive, is the larger 64-home section, while South Beverly Park has 16 homes.[4] Property covenants require that homes in Beverly Park be at least 5,000 square feet.[1]

Beverly Park is the highest-earning neighborhood in Los Angeles, with a mean household income of $502,440.[5] Photography is prohibited, and there are no sidewalks.[6][7]

As early as the 1960s, the area was under development as "a golf course and country club, named after Dean Martin."[8] By 1979, developers Elliot Gottfurcht and Brian Adler, together with private investors, developed South Beverly Park as "an idyllic community of historic-feeling grand estates that would feel like Beverly Hills of yesteryear."[8] The project was completed in 1990 as a 250-acre (100 ha) guard gated community.[9][10] Adler used the concept of having gates to distinguish the neighborhood from other Westside neighborhoods of Beverly Hills, Holmby Hills, and Bel-Air.[4] It originally contained 64 two-acre (0.8 ha) lots, a 4-acre (1.6 ha) landscaped park, and over 100 acres (40 ha) of open space; a number of adjacent lots have since been developed. Beverly Park is divided into two separate communities, one being North Beverly Park, the other South Beverly Park. North Beverly Park is a larger community and most homes there generally commanded much larger prices than homes of South Beverly Park.

In May 2008, residents of South Beverly Park sued the North Beverly Park Homeowners Association over access to the north's two gates at Mulholland Drive after access was restricted in 2007. Residents of South Beverly Park could use the gate, but visitors were forced to use the south's gates, which, due to the location of the neighborhood, could require a detour of up to seven miles (11 km). The dispute arose in March 2006 when the north's Homeowners Association sent the south's homeowners a letter demanding that they "pay their fair share of costs we [the north association] are incurring for maintenance of the roads, gates, and security" for an amount specified at $121,000 a year. The south's residents rejected the demand, and a series of legal correspondence followed that resulted in the north's raising the amount it sought to $128,000. In May 2007, the north informed the south neighbors that their relatives, "staff, vendors, and guests" would no longer be allowed to enter the north's gates at Summitridge and Mulholland Drives.[4] On January 13, 2009, Judge Norman P. Tarle ruled in favor of the South Beverly Park Homeowners Association, giving them the right to regain full use of the northern gates and their friends, guests, and vendors would no longer have to take the seven-mile detour. The North Beverly Park HOA later filed an appeal to the decision, but the judgment was affirmed.[11]

After their lawsuit was won, the South Beverly Park residents were awarded a post-judgment order by the court system, entitling them to compensation from the North's Homeowners' Association for attorney fees and costs totalling $826,926.13. The North Beverly Park HOA filed an appeal to this post-judgment order as well, but again lost when the judgment was affirmed in late 2011.[12] This finally ended a nearly five-year legal battle.

Crime[edit]

Despite being a gated community, there have been occasional instances of crime. In February 2007, the Beverly Park home of Tim McGraw and Faith Hill was burglarized. Police stated that the method of entry was believed to be a broken window and an unspecified amount of money was missing.[13] In February 2010, resident Lisa Vanderpump's automobile was stolen from her driveway during the night and driven off a nearby cliff.[14] Former residents Robert and Jeannette Bisno claimed that their gardens had been toilet-papered, trampled, and strewn with debris in 2004, though there was speculation this may have been the doing of another resident(s), as the Bisnos were involved in a dispute with their Homeowners' Association over a sculpture at the time.[1]

Although not a crime, an incident occurred in June 2012, when the home at 50 Beverly Park Way (currently owned by Russian-Armenian businessman Albert Avdolyan) caught fire, requiring more than 100 firefighters to contain the blaze and causing more than $1 million in damages. According to an LAFD spokesman, the fire was not arson and was accidentally started by a construction crew who were waterproofing the home at the time.[15]

The Beverly Hills Post Office (BHPO) area is the name given to a section of Los Angeles, California, that lies within the 90210 ZIP code, assigned to the Beverly Hills Post Office, Los Angeles mailing addresses with the ZIP code 90210 are written as “Beverly Hills, CA 90210”, though the properties themselves lie outside of the Beverly Hills city limits. All fire, police, schools and city services in this area are from the City of Los Angeles and not the City of Beverly Hills. In 1963 the area was included within the 90210 ZIP Code, which also covers the northern part of Beverly Hills.

Located in the hills above Beverly Hills, California 90210, but technically in the city of Los Angeles in the Beverly Hills Post Office Area. Located at 13100 Mulholland Drive, this ultra wealthy neighborhood is known for its concentration of exceptionally large estates, up to 40,000 square feet (3,700 m2), and for its famous residents.

History

Established in 1990, the 250 acre (100 ha) community was built by Los Angeles-developers Brian Adler and a partner using land that was originally intended to be a golf course named after Dean Martin. It originally contained 64 two-acre (0.8 ha) lots, a 4 acre (1.6 ha) landscaped park and over 100 acres (40 ha) of open space; a number of adjacent lots have been purchased and combined for larger estates. The vacant lots originally sold for US$3.5 million to $6 million each, but the prices have since increased substantially.

The neighborhood residents abide by a 70-page homeowners’ covenant that includes a minimum building size: “No dwelling shall be constructed or maintained on any residential lot which has a floor area less than 5,000 square feet (464 m²).” The price of a complete house is $15 million for the smaller houses and can reach up to $50+ million for the largest houses. As of August 14, 2008, there are four houses for sale publicly in Beverly Park listed at $21.5, $29, $45 and $50 Million. They are grand estates located on 2 acres (8,100 m2), 6 acres (24,000 m2), 2 acres (8,100 m2) and 2.1 acres (8,500 m2) respectively. There may be other properties for sale in the community that are privately listed, also known as pocket listings in the real estate community.

The neighborhood’s main artery is located just south of Mulholland Drive, north of San Ysidro Drive, west of Coldwater Canyon Drive and east of the Beverly Glen neighborhood. Located in the 90210 ZIP Code, the neighborhood is considered a part of Beverly Hills however technically in the city of Los Angeles and by far the top area gated area for luxury real estate in LA.
